It's a useful starting point.

It isn't necessarily your selling price.

State College Is Extremely Local

Two homes with similar square footage can have surprisingly different values.

Why?

School district, neighborhood, lot, renovations, age, condition, rental permits, HOA restrictions, parking and even the specific street can matter.

A State College Borough property may need to be evaluated differently than a similar house in Boalsburg, Bellefonte or Lemont.

That's where automated estimates struggle.

What Are Buyers Doing Right Now?

Recent Realtor.com data put the median State College sold price around $466,100, with properties spending a median of about 31 days on market in August.

But that doesn't mean your house is worth $466,100.

The number that matters is what comparable buyers have recently been willing to pay for homes competing with yours.

I look at:

Recent closed sales, current competition, pending properties when information is available, condition, improvements, location, days on market and current buyer behavior.

The Highest Price Isn't Always the Best Starting Price

There's also an important difference between determining your home's likely market value and choosing its list price.

Pricing too low can leave money on the table.

Pricing too high can cause the property to sit while buyers wonder what's wrong with it.

The goal is to create the strongest possible position from day one.
